Pricing
How we price a room
We don't print an average. Two kitchens of the same size can differ by a wide margin, so a number without your plan would only mislead you.
What decides the price
Five things move a kitchen or bath more than any other.
How big the room is, and how many walls you want moved
Cabinet line and counter material
Tile size and pattern: small tile means more labor
How old the house is, and what is behind the walls
Which appliances and fixtures you choose, and how long they take to arrive
Materials and who buys them
You choose the cabinets, counters, tile and fixtures at the showroom. Where you haven't chosen yet, the estimate carries an allowance, and the difference is settled when you do.
We order cabinets, counters and tile for you
Appliances: yours to buy, or we order them
Allowances are listed by item
What happens at the visit
Two hours at the showroom with a designer. We read your plan, tape its footprint on the floor, and walk the samples with you. The visit has no charge.
Your plan, reviewed next to your photos
Samples to take home
A written list of what your room needs
No drawings and no price yet
What the estimate includes, and what it doesn't
The written estimate comes after a site measure. It lists the work room by room, so you can see what is in it.
Scope of work, room by room
Allowances for what you haven't chosen yet
What is not included, named
A start window and who will be on site
If the job changes
If something changes once work starts, we write it down and price it before we do it. Nothing is added to your bill on a handshake.
A written change order, signed by you
The price and the days it adds, stated
Work stops on that item until you sign
How and when you pay
A deposit starts the order and the schedule; the rest is paid in stages as the work is done. The exact schedule is in your contract and follows Ohio rules.
Deposit and stage amounts are in your contract
Payment by check or card
Bring a lender's terms and we will line the schedule up with them
Nothing on this site is a price. Your signed scope sets the work and what it costs.
Why there isn't a figure here
Cost guides for kitchens and baths disagree by a wide margin, and for good reason: the range between a basic refresh and a full custom room is large. A figure on a website would put your project in a box it doesn't fit.
What we can tell you is what drives the number, what the estimate lists, and when it arrives. After that the number is yours to compare with anyone else's.
